Beville Greens is a collection of homes on the Near Eastside of Indianapolis, situated mid-block on Beville Avenue between Washington and New York Streets. The design of Beville Greens—six homes arranged towards a communal greenspace—focuses on creating a micro-community of residences comprised of market-rate homes, allowing for accessible home ownership in a downtown neighborhood. Beville Greens is our reaction to the current development patterns of our downtown neighborhoods and represents a new way of thinking about single family housing.

This project encourages a shift away from the idea that a neighborhood is built exclusively of single homes on single city lots, and instead presents a more responsible level of density with a new way of imagining community and connection of homeowners. This project demonstrates a different way of occupying our neighborhoods in a more thoughtful, more engaging, and more affordable way of living.
Current zoning codes allow for only two single-family homes (one per parcel), where Beville Greens has been designed to triple this density, all while exceeding code requirements for open space, demonstrating that
density can still be comfortable, communal, and engaging to the natural world, as well as to its surrounding neighborhood. At the heart of Beville Greens is community. Each of the six homes is oriented towards a shared central greenspace, while still having its own private garden space, giving homeowners both privacy and opportunities for space and community. By having access to their own garden spaces and access to shared gathering and socializing spaces, homeowners are encouraged to build their own sense of community within the existing neighborhood. Furthermore, this greenspace opens to and engages the surrounding neighborhood, allowing Bevel Greens to become a new gathering space along Beville Avenue.
Each of the sustainably-focused homes are just over 1100 square feet and challenge the notion that “bigger is better”. These homes demonstrate an attention to detail when it comes to the use of space, opting for quality of space over square footage, all while proving that you can still live large in a compact footprint. Each home has 3 bedrooms, allowing these to serve a diverse range of homeowners, and doing it all with an intense focus on reducing energy consumption. Each home is equipped with a solar array and a well-built, well-insulated exterior envelope, allowing these homes to consume a fraction of the energy of the typical new home over the course of their lifetimes. Beville Greens is focused on minimizing our impact and hopes to demonstrate a more responsible way of living.
Beville Greens pays homage to the bungalow courts that we saw in cities through the United States in the early 1900s. The arrangement of bungalow courts offer a unique living experience, expanding both density and homeownership opportunities to more of our city’s residents. Included in the Near Eastside’s Quality of Life Plan as an example of new concepts in housing developments to increase density and access to market rate homeownership opportunities, we are excited for Beville Greens to bring back the bungalow court for the 21st century, and to bring a new and exciting housing model to the Near Eastside.
